This amazing, Landmarked 6,000SF single-family Queen Anne townhouse is undergoing a full gut renovation including all new mechanicals, new stairs and new elevator. Our new plan for the house strikes the balance between modern open living and maintaining the original proportions/detailing that make this house worth preserving. 

flatiron loft

The full potential of this duplex loft, located in a Landmarked cast-iron building, was hidden by the awkwardly-shaped upper floor which encroached on the double height spaces. After extensive and complicated structural work, our new plan reorganizes the upper floor to allow for a dramatic two-story kitchen and living space that highlights the loft's 10-foot tall windows. 

pacific palisades tudor

Located on a beautiful block near the ocean in Los Angeles, this nearly 8,000SF 1930's Tudor house is being fully restored, modernized and brightened. Our new work respects the original detailing while creating a family-friendly layout that has a much better connection to the outdoors so our New York-based clients can take advantage of the fantastic California weather.

cobble hill townhouse

This Landmarked early Italianate townhouse is being gut renovated and enlarged with a 3-story rear extension, cellar excavation and all new mechanicals. The front facade is being restored to the original design from the late 1850's and the front parlor, which is in original condition and pristine, is the only room untouched in the house.

crown heights townhouse

This elegant, bow-windowed Queen Anne house is being fully restored and modernized. Care is being taken to preserve the original stairs, doors and woodwork, while completely gutting all the bathrooms and relocating the Kitchen to the Parlor Floor. The original layout proved to be surprisingly adept to modern life, which allowed us to save much of the original flooring and inlaid borders. 

5th ave. pre-war

This classic 8-room prewar apartment, originally designed by Rosario Candela, is undergoing an extensive renovation and restoration. The original layout is graceful and will remain, but the kitchen and service wings are being opened up, modernized with new mechanicals, and will include a 400SF Kitchen, Study, Powder Room and Laundry. 

carroll gardens townhouse

This 2-family house has been neglected over the years and has suffered from having its facade stripped bare. While not Landmarked, it is being completely restored, including replicating the original cornice and detailing around the windows. The interior is being fully gutted and reorganized to maximize every inch of this narrow house to keep the layout open and sun-filled.

west orange house

This single-family home, set on a challenging lot in a historic neighborhood, required extensive work to the exterior to simplify the home's overall massing and geometry. Through careful editing of the massing and all new exterior materials and windows, we will respectfully realize the mid-century aesthetic of the original builder.
